Receipt of your Booking Form with your booking deposit confirms your offer to rent Rosebank Court on the terms set out below and these terms shall be binding on each of the persons intending to occupy the property whether or not they have signed the booking form.


A non-refundable booking deposit of £180 secures a reservation. If this is not received within 7 days of the reservation being made, the dates will be released and Rosebank Court will be available for others to book. The balance must be paid 6 weeks prior to the start of the rental period. Non-payment of the balance on or after the due date shall be construed as a cancellation of the booking. For bookings made less than 6 weeks prior to the start of the rental period, the full rental amount is due at the time of making the reservation.

Changes to Bookings

If you wish to change the dates of your booking, then please contact us at the earliest opportunity. Whilst we will use our reasonable endeavours to help you change your booking, we cannot guarantee that all or any of your requests can or will be accommodated.


In the event that you need to cancel a booking, then please contact us by telephone immediately on 07811 171063. Once your booking deposit has been received, it is non-refundable. Once full payment has been made, then this will also be non-refundable. However, we will make reasonable efforts to re-let the week/s that you have cancelled. If the property is successfully re-let by us during the cancelled period, you will receive the rental amount minus your booking deposit.

Period of Rental

Rentals commence, unless otherwise notified, at 4 pm on the day of arrival and end at 11 am on the day of departure. (We may be able to arrange more agreeable times with you depending on the time of year). On your departure day, we need the time to be able to get the house ready for our next guests, so we do politely ask you to depart the property on time. Key collection details and directions to the property will be given to you once full payment has been received.


Since many of our guests are allergic to dog and cat hair, we are unfortunately unable to take pets.

Number of Persons using the Property

The number of persons occupying the property must not exceed four and we reserve the right to refuse admittance to any additional persons found using the accommodation. You may also be liable to eviction with no right to compensation or refund. This property is unsuitable for children under twelve years.We regret that we are unable to take bookings for Stag or Hen Parties.

Care of the Property

You agree that you shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property. Please treat the property like it were your own. You should leave all furniture, fittings and fixtures in the same position and condition as you found them on your arrival. You are to leave the

property in a clean and tidy condition and all rubbish shall be placed outside in the bins in the bin store area. You will be liable for any extra cleaning costs which may be necessary.

Any breakages should be reported and paid for on departure. Please do not replace broken items. Damage to the property or its contents will be the responsibility of the person who made the booking.


Smoking is not permitted anywhere inside the property. If you do smoke outside the property, please dispose of cigarette ends responsibly.

Right of Entry

We shall be allowed the right of entry to the property at all reasonable times on reasonable notice for the purpose of inspection or to carry out any necessary repairs or maintenance.

Left Property

We are happy to return any left property but we will charge £10 for postage and packaging - this will just about cover our time in relocating the items or items and sending them to you. For heavy items, we reserve the right to charge more.


We urge guests to take out cancellation and holiday insurance to cover losses or damage. Personal items, vehicles and their contents are left at their owners' risk. The proprietors of Rosebank Court shall not be liable for any injury, loss or damage howsoever sustained by any person or persons whether arising under the express or implied terms of any rental agreement or at Common Law (including any negligence of the proprietors, their servants or agents) or in any other way whatsoever.

Your Responsibilities

In addition, you agree to the following:

  • You undertake to behave in a proper manner and to avoid causing nuisance or annoyance to the neighbours.
  • You must only park in the two designated parking spaces.
  • You must not stray on to neighbours' outside space, and must only use the designated outside sitting spaces for No2 Rosebank Court.
  • You are responsible for the actions and behaviour of the other members of your party who are staying at or visiting the property during the rental period.
  •  Beach towels are not provided; please supply your own towels for outdoor use.
